The New Construction Inspection Program

This program includes 4 inspections

1st Inspection: Foundation

Without a good foundation, you could be left with thousands in trying to correct a mistake made by your contractor. Unfortunately you probably won't know until after the builder warranty expires.  A foundation inspection can help make sure this doesn't happen. 

2nd Inspection: Pre-Drywall

We conduct an inspection after all framing, electrical, plumbing, and HVAC is complete, but before they hang the drywall and cover everything up. A good inspection here is critical to make sure they didn't miss anything. 

3rd Inspection: Final

This inspection we like to conduct with the homeowner, and look at everything, including cosmetics, to put on our report. this helps ensure you are satisfied with your newly built home before you sign the final papers/final payment with the builder and accept ownership of the home.

11th Month Inspection

One month before your builder warranty expires, we conduct another thorough walkthrough of your home and check your systems to make sure everything is operating correctly. This inspection can help ensure that you are not left with thousands in repairs immediately after your warranty expires.  

Report

You will receive an easy to read report with a catalog of video and photo evidence for your records. 


This can help you in a multitude of ways including: 


  • Filing Warranty claim with your builder
  • Protecting your investment if you and your builder have a disagreement
  • It can even help years in the future if you decide to renovate or do an addition

Do I Need a Home Inspector while I'm building my New Home?

 Building a custom home is a very exciting process, however it can also be extremely stressful and often can result in unexpected costs a year or two after ownership if things are not done correctly. We all hear of the horror stories from people who had problems building their dream home. Most of these situations can be remedied when a licensed home inspector is on your side.


Can I just rely on the city building inspections?

  • City Building inspectors are not the same as a home inspector who is working for you and has your best interest at heart. 
  •  City inspectors generally do not take photos and usually spend less than 5 minutes at an inspection. 

How much do you trust your builder? 

  • Builders often decide to cut corners in order to save a few dollars and make a profit. 
  • Builders will sub-contract many different trades over the course of building your home. These sub-contractors may use sub-standard material or bad building practices. 
  • It never hurts to have an extra set of trained eyes.

What if you have a problem with your builder?

  • By hiring an independent licensed home inspector, you are protecting what will probably be your biggest asset: your home. 
  • We will provide you with independent photo and video evidence, alongside a comprehensive report which you can use in the future if there is ever a problem.

11th Month Warranty Inspection

  • Included in our New Construction program, is an 11th month warranty inspection.
  • Every New Construction Home will come with a minimum 12 month warranty from your builder. 
  • By having a home inspector come in at 11 months, your able to make sure there is nothing wrong with your house before the builder warranty expires.
  • It protects you from unexpected costs if anything fails prematurely. 
  • You will be provided with an easy to read report to submit to your builder to initiate a warranty claim.
